Looking for a solid place to invest your hard earned money? Consider these 0.25 acre properties located
in the Rio Del Oro Subdivision of Valencia County, a county that has experienced a 46% population
growth in the last ten years. Rio Del Oro is a large, mostly undeveloped subdivision that spans to the
east of the Rio Grande, north towards Monterey Blvd, and then extends for miles towards the beautiful
Manzano Mountain Range. Most of it is still undeveloped, especially the further east you go. The main
population of the area is along the I-25 corridor, mostly to the west of the Rio Grande. However, the
growth is fast spreading to the east of the Rio Grande into Rio Communities and towards the Rio Del Oro
subdivision.
Valencia County has experienced significant job growth recently, especially since Facebook opened a
new billion dollar data center complex in Los Lunas in 2019. They are continuing to expand, adding 5
additional facilities, but this mega data center is also attracting other high tech companies to the area.
The city of Belen already has a population of 6,900 and the "Rio Communities" have another 5,800. This
area is rapidly growing in value and popularity. Just to the north of Facebook off of I-25, a large 1,500
home subdivision (Los Cerritos De Los Lunas) is completing the final phases of development. Another
developer has purchased a 6,000 acre tract near the same exit and development is underway. A new
Interchange off I-25 is also in process. This project in conjunction with a new east-west corridor will
connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where
the Rio Communities are located. The bypass will make the Rio Communities more accessible and
generate more interest in the area. The Rio Communities and Rio Del Oro are currently the last large
vacant tracts of land in the area. With easier access, growth in the area is sure to follow.
The available properties are scattered throughout the Rio Del Oro subdivision as shown in Figures 1 and
2 of the PHOTO’S section beginning on page 6. If you are one of the many people becoming excited at
the activity in the Los Lunas, Belen, and Valencia areas lately, consider purchasing one or more of these
parcels as an investment for yourself. Or give one to someone you love, and you’ll win the family’s most
unique gift award. Either way, these properties would make a great investment and could be the
beginning of generational wealth for your family or loved ones.
We have several of these quarter acre gems for you to choose from and discounts are available if
interested in investing in multiple parcels. And in the meantime, while your investment appreciates, you
